Property Accountant
Key Responsibilities:

Accounting Support:
- Provide guidance to property managers on accounting treatments for various property costs.
- Direct accounts payable staff on general ledger coding for operating expenses and payroll allocation.

Financial Analysis:
- Prepare and review financial data to ensure accuracy and timeliness.
- Analyze and explain budget variances and other financial abnormalities.

Reporting:
- Meet monthly, quarterly, and year-end internal and external reporting deadlines for lenders, investors, and partners.
- Respond to financial reporting requirements of investors, HUD, and other agencies.
- Maintain supporting schedules for fixed assets, insurance, taxes, and other accounts.

General Ledger Maintenance:
- Review and reconcile general ledger accounts to ensure accuracy.
- Prepare and post reclassifying entries as needed.

Financial Statements:
- Prepare monthly financial statements on a cash or accrual basis in accordance with GAAP.
- Analyze rental activity reports and classify revenue appropriately.

Cash Management:
- Update and review weekly cash balances to ensure availability and accuracy.
- Ensure detailed records are maintained for audit purposes.

Audit Support:
- Collaborate with internal and external business partners, including asset management teams and external auditors.
- Assist with year-end audits and provide necessary documentation.
Qualifications:
- Bachelor’s degree in Accounting or a related field.
- Minimum of 3 years of accounting experience, preferably in property management or multi-family housing.
- High proficiency in Microsoft Word and Excel.
- Strong attention to detail and organizational skills.
- Excellent oral and written communication abilities.
- Self-motivated with a results-driven approach.
